How would you 'pre-audit' a lead without GA or GSC? earn by blogging adsense income

I got a friend of a friend asking me to look over his site for ways to build his business' awareness online. I don't have access to GSC or GA so I'll have to eyeball from the outside and make as custom-fit a recommendation as I can.

Any suggestions for things I should include to show enough value to turn this lead into a client?
