Sites like bizbuysell have lots of gas stations for sale... many are for sale between 1X-2X yearly cash flow.

What's the catch with these gas stations? Is there a hidden nightmare causing people to sell a business that nets 100k for 150k?

Can anyone in that industry speak to the reasons?
