A new Super Wal Mart opened recently(the last 10 years) in the local community. The community is on a heavily traveled stretch of interstate on I70 between St. Louis and Indianapolis(closer, though, to St. Louis).
The old Wal Mart building is still there. It has sat empty for years. The parking lot is in rough shape and the building as well. However, it is in a very good location, really close to the main east bound exit and the town's hotels.
My idea(and I don't know if it would ever be able to be realized) would be to turn the building into essentially a food court. Throw a paint job on the outside, fix the parking lot. Set up several fast food places on a ring on the exterior walls with a large dining area in the middle. Basically like a mall food court.
While I have not been in the building for years, from memory(and being in another similarly sized Wal Mart that only recently closed), it could fit a decent number of installations on the walls.
A fixed parking lot could also house something like a Starbucks drive through kiosk.
Again, this is just an idea, thought experiment. I have not done the math on what the building/property would cost on top of what it would take to rehab it, combined with the multiple franchise fees.
I was just wanting opinions on the concept itself.
