I have an investor willing to invest $20,000 on my sites. Need advice. entrepreneur how earn by blogging blog

Hi, I am currently earning from my amazon affiliate and adsense sites and I would like to do this full-time. My earnings this month is $900.
So, an investor from my previous company said he could invest $20,000 and told me I should make an investment proposal.
I plan to pay this with a 20% interest after 3 years.
With the money, I plan to use it to outsource some content, pay for monthly tools and hosting, and also pay for backlinks. I will create all the other content and outreach by myself.
I am earning $2,500 monthly on my full-time job but it is taking too much of my time that I can only give time for my websites on weekends. I believe I can be more productive if I do this full-time. Is this plan ok? If not, what should be the terms and conditions? Do you guys also have investors for this business? Thank you in advance.
